The firm has substantial experience and expertise in negotiating, documenting and closing real estate purchase and loan transactions. Its attorneys guide businesses from the beginning to the end of property developments, including creating the most appropriate business entities in which to hold acquired real estate, and fulfilling and complying with developments’ technical regulations and requirements.
Purchases and Sales
FOS represents buyers, sellers, lessors, lessees and others in traditional and complex commercial and residential real estate transactions. Its real estate practice group specializes in drafting purchase and sale documents, commercial leases, options to purchase, construction and architectural contracts, and sale/leaseback agreements. The firm also represents clients in Section 1031 real estate exchanges.
FOS has experience in representing clients in real estate development transactions, including rezoning, planned use, HUD financing, IRB financing, special use, variance and other developmental activities. The firm has experience in obtaining regulatory approvals, and in appearing before municipal and state bodies, to represent its client’s interests in real estate developments.
When necessary, the real estate practice group, along with the firm’s litigation team, will litigate real estate development disputes to obtain appropriate approvals and authorizations.
